LEASE DEED
This Lease deed is made and executed on this the _______________________, by and between:
(herein after in this deed called as LESSOR, which expression shall for all purposes and at all times, be deemed to mean and include the other successors, legal heirs and representatives in interest and assigns of the FIRST PARTY).
AND
1. , herein after called as LESSEE ONE.
Herein after referred to as the LESSEES which expression shall unless excluded by or repugnant to the context, includes their legal heirs, representatives, executives, administrators and assign of the other part.
Whereas the Lessor is the absolute owner of the premises which is situated at _______________________________ bearing MCH No. _____________________________.
herein after referred to as the said premises.
Whereas the Lessees are in need of a premises for running a business of the Lessor has offered the premises on the following terms and conditions:
NOW THIS DEED OF LEASE WITNESSETH AS UNDER
1. That the lease of the said premises shall be for a period of 11 months, commencing from 5th of April 20XX to 5th March 20XX, which is extendable further for a period mutually agreed between the Lessor and the Lessees at the time of expiry of this lease period.
2. That the Lessees shall pay the Lessor rent of Rs. XXX/- (Rupees __________Only) per month. The Lessees should pay the rent between 1st and 5th of every month.
3. The Lessees shall pay all Municipal taxes, Service Tax and all other government levies from the date of the taking possession of the said premises.
4. The Lessees shall pay Electricity, Water and Maintenance charges every month.
5. The rent shall be increased by 5% (Five percent) every year (after every 11 months) from the date mentioned as the Clause No. 1 of this agreement.
6. The Lessees shall not sub-lease the said premises.
7. The Lessor handed over the premises to the Lessees along with all furnishings, accessories and utensils etc as per the list annexed to this agreement. The Lessees shall maintain all the equipments in good working condition, in the event of any damage the lessee shall pay for the damages or replace equipments.
8. The lessor hereby undertakes to provide the basic internet facility and TV cable facility to the lessee at the cost of the lessee.
9. Lessees shall be responsible for any deposit/payments to the Government or any other institutions as required by the law from time to time and for consumption and use.
10. The Lessees should handover the premises to the Lessor in good condition at the time of vacating.
11. If the Lessee violates any of the conditions of this agreement, the lessor is at liberty to terminate this lease and the lessee is bound to vacate the premises within three months from the receipt of vacation notice from the lessor.
12. Any dispute will have legal jurisdiction of Hyderabad and Hyderabad alone.
In witnesses whereof the parties hereby have put their hands to this Deed of Lease on this above said in token of their acceptance thereof.
